Get Pre-Approved
The first step to buying a home is home loan pre-qualification and/or loan
pre-approval. This tells you and your agent, and the seller that you qualify for
the home(s) you may want to write offers on. And most importantly it tells you
what type of funds you’ll need for closing costs and what the monthly
payments will be.

Hire a Realtor
Once you’re Pre-Approved you are truly a potential buyer and ready to shop
for homes. In today’s very fractured market finding the best homes and
deals, and getting there first requires a more aggressive representation. As
a home buyer your Realtor is compensated by the sellers side.
Your Realtor will:

•        Help you find a lender
•        Setup custom home searches for you
•        Look for other potential options based on your criteria
•        Notify you of all possible opportunities
•        Show you homes that meet your criteria
•        Get the answers for any questions you have
•        Prepare and Explain the Purchase Offer forms to you
•        Negotiate and Coordinate acceptances and counter offers with the
seller/seller’s agent
•        Confirm all contractual obligations and time frames are met
•        Review and deliver to you all disclosures
•        Assist with the loan closing
•        Deliver House Keys, Garage door openers, etc… to you upon closing.
•        Answer any question you have thereafter.

Shop for Homes

Once you contact an agent to begin discussing buying a home you will be
Set up on a custom search so that all homes listed for sale that fit your
parameters are delivered to you via an email link to view them. From that
point forward you’ll be emailed when new listings come on the market. Once
you find 1 or more that you’re interested in viewing simply contact your
agent to schedule the appointment(s).

Make Offers

When you find the home you’re looking for it’s time to discuss and make
and offer. Your agent will review the comparable listings, sales, and any
other available information to help you come up with an offer price and
terms. The agent will type up the offer and email it to you for signatures, you
can then fax the signed offer(s) back and your agent will forward it to the
seller’s side.

You can typically expect the following response time frames after making an
offer on these listing types:

Foreclosure / Bank Owned REO – Initial response in approx. 1 month.
Short Sale without bank approval – Initial response in 2-4 months
Short Sale with bank approval -  Initial response in approx. 1 month.
Normal Sale without Bank or Short Sale – Initial response in 1-3 days.

It’s common for the foreclosures and short sales to have multiple offers,
when this happens the banks typically respond with “Everyone make their
Best and Final offer” vs. just accepting the highest offer so far.

Open Escrow
Once you get your offer accepted you then Open Escrow and both sides
perform their requirements per the contract. The buyer side requirements
mostly consist of making sure the loan is approved and moving forward,
reviewing disclosures provided by the seller, and performing your

Perform Inspections
Once you have an accepted offer and escrow is opened then you perform
your inspections. The inspections consist of a “home inspection” to check
the physical condition of the home and all it’s components, an appraisal to
check the properties value, and disclosures and reports provided by the

Approve Property
After you have completed your inspections and are satisfied with the
property and disclosures you inform the seller of such and proceed towards

Close Loan
The loan docs being signed and then the loan funding are typically the final
steps required for the escrow to close, after you have inspected and
approved the property.

Close Escrow
When your loan funds escrow can disburse the funds and record the grant
deed on title officially transferring ownership to you. Once this happens you
are the new owner of the property and can take possession.
